Valdosta, Lowndes County, Hahira, and Remerton, Georgia

Doorstep valet trash for your residents, Monday through Friday.

Residents who want it opt in for $35 a month. Your office bills it like pet rent. Our porters carry bagged trash from the door to your compactor. No extra staff.

How it works

Built so the leasing office adds one line and sends one payment.

1

Resident opts in

They sign a one-page addendum at the office or in the resident portal.

2

Office bills $35

It sits on the ledger like pet rent. Only residents who want it are charged.

3

We collect weeknights

Bags go out 6:00 PM–8:00 PM. Porters haul them 8:00 PM–10:00 PM. They never enter the apartment.

4

One remittance

On the 1st we send the roster. By the 10th you remit, minus the share we agreed.

Bag rules, holidays, and missed pickups

What the property gets

  • Cleaner breezeways, grounds, and dumpster areas. Fewer bags dropped beside the compactor.
  • A short set-out window, so trash is not sitting out overnight.
  • An amenity you can point to on a tour and at renewal.
  • Friday-night service, before the weekend starts.
  • A revenue share. The starting point we model is 10% of each opt-in fee. You can also buy it community-wide and set your own resident fee.
  • Missed-pickup reports handled the same day, plus a short morning note for the office.

Questions offices ask

What does the property pay?

Under the opt-in model, there is no separate vendor bill. Residents who want the service pay $35 a month through rent. If we agree on a property share, the office keeps that percentage and remits the rest. The share we use as a starting point is 10%. Community-wide service is a separate quote.

How does billing work?

The resident signs a one-page opt-in addendum. The office adds $35 to the ledger, the same way it bills pet rent or a parking fee. On the 1st we send the active roster. The property remits by the 10th. A resident can cancel with 30 days’ written notice to the office, ending at the next month-end. New residents can opt in any time. Billing is not prorated for the holiday nights built into the price.

What do residents do?

Monday through Friday, set tied bags outside the door between 6:00 PM–8:00 PM. Porters collect from 8:00 PM–10:00 PM and take the bags to the property compactor or dumpster. Bags left out before the window, or still out after pickup, go back inside.

What are the bag rules?

Tied, leak-proof bags, kitchen size (13 gallon) up to 30 gallon, 25 pounds max, up to 2 bags a night (4 the night after a holiday). Place them at the door, not on stairs or walkways. No loose trash, no open boxes, no leaking bags. Flatten and tie cardboard into a small bundle of up to 2 boxes, or take it to the compactor. We do not take furniture, mattresses, electronics, paint, chemicals, batteries, needles or medical waste, construction debris, hot ashes, or unbagged pet waste.

What if a pickup is missed?

If the bag was out by the end of the set-out window and was not collected, tell the leasing office by 10:00 AM the next day (or use the missed-pickup form on this site). If it was our miss, we come back the same day. If the bag went out late, it waits for the next service night.
